Building a home in India is one of the biggest financial and emotional decisions a family makes. Yet the two questions everyone asks first — what will it cost? and is it vastu-compliant? — are locked behind expensive consultants, architects, and salespeople with an incentive to inflate the answer.

Apna Basera makes those first answers free and instant. No sign-up, no payment to see your result, no spam. Our goal is simple: give a family enough clarity to walk into a conversation with a builder or architect already knowing roughly what things should cost and where the rooms ought to go.

Who is behind this

Apna Basera is built and maintained by Navneet Singh, an MBA candidate at IIM Indore (Class of 2026) who previously worked as a data engineer at ZS Associates. It started as a personal project after watching family and friends struggle to get straight, jargon-free answers about home construction cost and vastu — and it's run as an independent, self-funded effort. Our methodology

Vastu scoring: our engine checks each room against the classical Vastu Purusha Mandala — the 8-direction, 9-zone framework used in traditional vastu shastra. Each room is scored as ideal, partial, or non-ideal based on its zone, and the overall score is a weighted average across all the rooms you enter. Where a placement isn't ideal, we suggest remedies that don't require breaking walls.

Cost estimation: our estimates use per-square-foot construction rates that vary by city tier (metro, tier-1, tier-2) and finish quality, updated against 2026 market data. We break the total into structure, finishing, electrical, plumbing, and contingency, and adjust for the number of floors and plot shape. These are planning estimates — real quotes depend on your site, soil, and contractor.

Editorial & accuracy

Vastu is a traditional Indian architectural science with a large body of classical texts and regional variation — not every practitioner agrees on every rule. We present the most widely-accepted classical guidance and flag where opinions differ. If you spot an error in a rate or a rule, please tell us — we correct mistakes quickly.
