Vastu for flats is different from independent houses

What matters for flats

  • — Direction your flat's main door faces
  • — Internal kitchen, bedroom, bathroom placement
  • — The Brahmasthan (central zone) being open
  • — North-east corner kept clean and clutter-free
  • — Sleeping direction within bedrooms

What does NOT apply to flats

  • — Plot-level vastu (shared land, no plot boundary)
  • — Underground water tank placement (builder's choice)
  • — Main gate direction (building-level decision)
  • — Borewell or septic tank (not applicable)
  • — Compound wall vastu (not applicable)

Each room's ideal placement and what to do if your flat doesn't match.

Main Door / Entrance

Ideal: North, East, or North-EastAvoid: South-West, South

The entrance is the most important element in flat vastu. A north or east-facing main door welcomes prosperity and positive energy. South-west entrances are considered inauspicious — if unavoidable, use a Swastik symbol or threshold remedies.

Kitchen

Ideal: South-East corner of the flatAvoid: North-East, South-West

Kitchen in the south-east aligns with the Agni (fire) element. If south-east is not available, north-west is the second-best option. Never place the kitchen in the north-east (sacred zone) or south-west (stability zone).

Master Bedroom

Ideal: South-West or SouthAvoid: North-East

The south-west zone provides stability and grounding — ideal for the head of the family. In flats where south-west is a shared wall, use heavy furniture on that side to create a symbolic anchor.

Pooja / Prayer Space

Ideal: North-East cornerAvoid: South, South-West, Bedroom

The north-east (Ishan corner) is the most sacred zone in vastu. Even a small shelf or dedicated corner works. Avoid placing the pooja inside a bedroom or facing south.

Bathroom / Toilet

Ideal: North-West or WestAvoid: North-East, South-West, East

Bathrooms should be in the north-west or west. Most builder flats place bathrooms in these zones. Avoid north-east (destroys the sacred energy) and south-west (destabilises the family).

Living Room

Ideal: North or EastAvoid: South-West (as primary gathering space)

The north or east living area receives morning sunlight and positive energy. Keep the centre of the living room (Brahmasthan) open — no heavy furniture or pillars in the exact centre.

Common problems — remedies without demolition

Most flat vastu issues can be fixed without any construction work.

South-West main door

Place a copper Swastik at the threshold. Keep the foyer well-lit. Add a heavy console table or cabinet just inside the door.

Kitchen in North-East

Cannot be structurally moved in a flat. Use yellow or orange curtains, keep it very clean, and place a small pot of salt to neutralise the imbalance.

Bathroom in North-East

Keep the door always closed. Place a bowl of sea salt in the corner (change monthly). Hang a small mirror outside the door facing outward.

Bedroom in North-East

Use earth tones (beige, brown) in the room. Place a heavy wooden bed with headboard against the south or west wall. Avoid mirrors facing the bed.

No dedicated pooja space

A small wall-mounted shelf in the north-east corner of the living room serves as an effective prayer space in compact flats.

L-shaped or irregular flat layout

Hang a large mirror on the cut corner wall to symbolically "complete" the missing zone. Use wind chimes near the cut corner.

5-point vastu checklist for flat buyers

  1. 1Main door faces North, East, or North-East — verify with a compass, not just the brochure.
  2. 2Kitchen is in the South-East corner of the flat — not North-East.
  3. 3Bathrooms are in the North-West or West — not North-East.
  4. 4The centre of the flat (Brahmasthan) has no pillars, toilets, or load-bearing walls.
  5. 5No T-junction roads hitting the building directly from the front (road vastu).
